Protect the next landlord
Putting your tenant’s bad record into the bad
tenant data base should mean that other landlords will avoid the
problems that you had with the tenant - at least for those who follow
proper screening procedures.
Tenant Screening
- Obtain Employer’s Reference:
obtain 2 payslips (latest), obtain P60 (latest), obtain HM Revenue/custom
recent tax assessment (if self employed)
- Obtain Bank Reference: obtain
recent 2 months bank statement
- Obtain Previous Landlord’s Reference:

- Proof of ID: must be obtained
and the best proof is a copy of the passport as this will give
confirmation of date of birth, permission to reside in the United
Kingdom and a true likeness of the person you are dealing with.
- Proof of Residence: must be supported
by utility bill (not mobile), or council tax statement from previous
residence. This confirms that the individual previously lived
at the address.
- Students: should always provide
parents guarantee where possible.
Initial Fact Find
Landlord/agents must get tenants
to complete a form at the initial Fact
Finding stage and/or with the information provided by the tenant.
- Full name
- Previous name *
- Date for birth
- Sex [ ] male [ ] female
- NI Number
- Occupation*
- Passport No.*
- Passport country*
- Employer*
- Bank A/C No.*
- Bank sort code
- Last address with post code
- Previous Landlord’s detail
* and previous if change in last 12months.
Note: Incomplete facts initially
does not lend itself to Assessing Tenant’s suitability, and
may lead to the eventual Bad Tenant we are trying to avoid.
Good screening will take time and effort at the start of the process
but will save you time and money in the
end.
