will occupy your address as you don't know who had the tenancy in
their name at the last address.
When you
issue a notice to quit, lodge it on the website immediately. If
they are been vetted by another landlord or managing Agent at the
same time, they might be ready to do a runner. We can also warn
you if they are looking to move, by putting a report on the site,
if it is clear that outstanding debts will definitely not be paid.
You can always do a
suitability check via us, or a wider credit check through Experian
to identify other debts which might be of significance in your risk
assessment of your prospective tenant(s).
If you get any response on our system and it has the creditor's(landlord/managing
Agent’s) name underlined - you can click on that to automatically
open your email program so that you can send an email direct to
that individual or Agent, who put the report on our website, to
ask them for more information about the report/individual.
Remember, always seek a county court judgement
(ccj) for unpaid debts. You can use a tracing company to locate
your bad tenants, but it is wise to establish there fees up front.
Lodging a debt on this website doesn't automatically instruct Experian
or any other credit agency as this site primarily records bad tenants.

when/if your tenant has been checked by another landlord or managing
